Fading Curb Appeal and Surface Degradation
The North Dallas Shopping Plaza faced significant asphalt degradation due to constant daily traffic and Texas sun exposure. The surface had become grey and brittle, with numerous spiderweb cracks appearing across the main thoroughfares. The property manager was concerned about both the long-term structural integrity of the lot and the "curb appeal" for high-end retail tenants.
THE SOLUTIONS
Phased Restoration via Our Prep-First Methodology
Following our Prep-First Methodology, CRI Sealcoating Dallas executed a comprehensive restoration plan:
Detailed Prep: The entire lot was power-washed to remove built-up grime and debris. We applied specialized oil spot treatments to ensure the sealer would bond correctly to sections contaminated by vehicle leaks.
Crack Sealing: Our team applied hot rubberized crack sealant to over 1,200 linear feet of cracks, preventing water infiltration before the rainy season.
Two-Coat Application: We applied our By-Spec Two-Coat commercial-grade sealer using professional spray systems. This ensured uniform coverage that exceeded industry standards.
Phased Scheduling: To minimize disruption to retail tenants, we performed the work in three phases, ensuring that 70% of the parking remained available for shoppers at all times.
