OUR CRACK SEALING PROCESS

STEP#1
CRACK EVALUATION & MAPPING
After you've contacted us to request our asphalt crack repair service, we'll arrange to visit your site for an assessment. Here, we'll walk your entire lot and identify every crack and categorize by type and severity. We'll use this information to determine which cracks should be sealed versus which need different treatment. You'll receive a detailed scope before we get started with any work.
STEP#2
DEBRIS & VEGETATION REMOVAL
If you're happy to go ahead, we'll book a date and time to perform the service. We'll start by cleaning the cracks using wire wheels and compressed air to remove dirt, oil, and other loose material. This is an essential step, since sealant can't bond to debris. If there's any vegetation present, we might also recommend applying a herbicide treatment around seven days prior to sealing.
STEP#3
CRACK DRYING & HEATING
Next, we'll use a hot air lance to remove any remaining moisture and warm the crack walls, which allows the sealant to adhere properly. This is another critical step that we never skip, as it's needed for hot-pour sealant (the type of sealant we use) to bond correctly to the surface. We'll make sure the pavement temperature reaches a minimum of 40°F before we apply the sealant.

STEP#1
HOT-POUR SEALANT APPLICATION
With the area prepped, we can now apply the sealant. We use commercial-grade rubberized crack sealant heated to 350-380°F in our RY10 Elite melter/applicator. We'll apply the sealant using a precision wand, filling cracks slightly below the surface to prevent tracking while making sure the crack is completely penetrated.
STEP#2
FINISHING & CURE PROTECTION
Finally, we'll smooth all sealed cracks and inspect them to make sure they're completely filled and uniform. Hot-pour sealant sets within minutes, but we recommend keeping traffic off the sealed areas for 30-60 minutes to prevent tracking. We're happy to install temporary markers or cones around the work areas to protect the sealant and redirect traffic as needed.

WHY WE USE HOT-POUR RUBBERIZED SEALANT
We use commercial hot-pour rubberized crack sealant exclusively. Why? Because we've found through experience that parking lots in Dallas need a material that flexes through extreme temperature cycles without losing adhesion or cracking. While cold-pour products often cost less upfront, they fail faster and need to be reapplied more frequently, leading to higher costs in the long run.
The table below explains in more detail the differences between hot-pour and cold-pour asphalt sealant:
